Barton Hills and Zilker are two adjacent south-central Austin neighborhoods that stretch from Zilker Park and the Colorado River in the north to the Barton Creek Greenbelt and Wilderness Park in the southwest. Together, they are two of Austin’s greenest neighborhoods. Beautiful natural scenery lines the banks of Barton Creek, which runs the entire length of the Barton Hills neighborhood. The preponderance of parks and outdoor space makes them two of the city’s neighborhoods best suited for those who value an active lifestyle, while festivals, chic restaurants, and a strong live music scene also place them highly among Austin’s hippest places.

The real estate mix within these coveted neighborhoods includes attractive single-family homes on tree-shaded streets and stylish apartments and condominiums with access to upscale amenities. In general, Zilker tends to have newer construction, with Barton Hills’ properties mostly developed in the latter half of the 20th century.

Many restaurants can be found running along Barton Springs Road in Zilker’s north and Lamar Boulevard, which runs along Zilker’s eastern edge. Highlights on Barton Springs Road include great Tex-Mex at Chuy’s and creative Mexican cuisine at El Alma. The hype surrounding the non-traditional takes on sushi and other Japanese dishes at Ushi on Lamar Blvd has made it one of Austin’s most en vogue eateries.

Things to Do

 
Zilker Park spans 350 acres along the south bank of the Colorado River. This sprawling recreation space features expansive lawns with Austin skyline views, sports fields, and attractions like Zilker Botanical Garden and the Umlauf Sculpture Garden. The spring-fed public swimming pool at Barton Springs is one of the Zilker Park area’s most popular attractions. The park’s large size makes it ideally suited for events including Zilker Kite Festival and the Austin City Limits (ACL) Music Festival, the latter of which hosts more than 130 bands over two weekends of live music in October. Other events are held in the park throughout the year, including outdoor performances at the Zilker Hillside Theater.
